Being located opposite Dubai Marina Jumeirah Lake Towers (JLT) benefits from a lot of the attributes the Dubai Marina benefits from without being as busy an area.
The community is located on Sheikh Zayed Road and benefits from two easily accessible metro stations leading to all parts of the city. JBR Beach is within walking distance and the shops and restaurants which are based around the three lakes mean that you are never very far from getting some good quality food or groceries.
These waterfront walkways create a vibrant pedestrian community consisting of 26 clusters named after the alphabet from A to Z and featuring residential apartments, office towers, parks and other recreational places to socialise.
Being a calmer and more pedestrian based neighbourhood than Dubai Marina the area is ideal for sporty people, dog walkers or those that enjoy an early morning walk. There is a vibrant nightlife with a number of new trendy bars opening over the last two years attracting young professionals wanting to socialise after work or at the weekends.
There are also a range of hotels throughout the community although not on the high level as the 5 star hotels in Dubai Marina. The area is also home to one of the tallest buildings in Dubai – Almas Tower. This iconic building is known for its prominent business trading companies dealing in precious stones and was the tallest building in Dubai prior to the completion of the Burj Khalifa.
This more affordable high rise living community offers prices at a slightly cheaper level than Dubai Marina with studios at an average price of AED 475,000 and one bedroom units at an average price of AED 760,000. There are also four bedrooms apartments and penthouse apartments at the top of some of the more exclusive buildings.
